Everyone
knows how difficult it is to build a home, and if anybody wants to
build a home by buying land then he will have to be very smart. When
my friend Anil bought a plot for himself, he was not given any
documents. And 20 percent of rupees were also taken, but when he
wanted to build their home there, he had to face a lot of problems
and still problem is unsolved.
Buying a piece of land is a difficult task because there is no easy way or government office where you can go and verify everything at once. You will be shown such papers on which you can easily believe, but if you want to verify them, you can not even do it because that is too complex.
-Visit the place physically:
You
might have heard that some buyers did not get what they were told by
seller. For example there are many “residential plots near PGIChandigarh”, and many buyers are coming from near by states, and
they have no any idea how to verify the piece of land that’s why
you need to make a perfect measure of the real place. Hence, it is
advisable for land buyers to check the following factors and they
should also take help from a legal expert before going to actual
purchase:
Project Title: You should check
the project title, that title is allocated for the seller or not? And
he is eligible to sell that property or not? This only can be
verified by looking original documents.
Risk-certificate: You should
visit at district sub-registrar's office where the piece of land is
registered. It declares, the piece of land is free of any legal
hassle and unpaid dues.
Tax & Bill Receipts: Ask to
seller and for the originals taxes and bills regarding the piece of
land to ensuring that all the payments have been done as to avoid
legal complications and extra expenditure in the future.
Loan on the piece of Land: Check for any
unpaid loan for that property.
Documentation
A)-Before purchasing the piece of land
you have need of these document from seller:

Original documents of current owner and just previous owner for that piece of land (if there)

Sub-registrar's Risk-certificate from the last 30 years at least.

If There is any loan then NOC/Nodules certificate from the bank, showing that there is no any due and all loans are paid already.

Original tax receipt of the property and other bills associated with that plot.
B)-For the buyer, the
documents are required to buy the piece of land:

A written document from Government office to ensure that title place has been transferred to buyer.

Take Payment Receipt by authorised stamp duty personnel, and after you are able to register your land in sub-registrar's office to add your name in the village office records

Most of the people have no idea how to take take municipal corporation approval if they are going to buy “residential plots near PGI Chandigarh and Naya gaon”. Now you need take proper document from the municipal corporation for further any construction on that piece of land or able to make your home at that place that includes the architect of home, etc.
